Live environment refurbishment of 295 hotel rooms, day spa, port cochere, lobby space, café and common areas.
Completed a design development and value management exercise to bring the clients vision under budget.
Construction management services included procurement through to commissioning and handover. Delivered the project in stages to ensure that room & function space availability was maximized in line with bookings.

The client’s focus was to inject life into the old building, achieving a high level of finish but also capitalising on all possible cost efficiencies. We led an integrated prototyping process to physically test fit the various design options and develop a range of fully tested value engineered options. The client was able to meet their brief in terms of creating an exciting, fun space that integrated beach themes in a high-end interpretation, whilst having informed decision making and full financial transparency around evaluating key design decisions.

Due to the live environment and continual trading of the hotel, the programme was developed into stages which aligned the most efficient construction process with the projected occupancy rates & major function planning. A maximum of seven levels were under refurbishment at any time, typically not exceeding 30% of total rooms. We recognized that the hotel is extremely sensitive to client feedback, therefore managed noise & construction works carefully. The key function areas, lobby and carpark works were all staged to ensure a seamless experience for guests.
